When it comes to buying real estate, what are you really buying?  Is the garage or pole barn on your land or the neighbors.  What about the fence. Well the only way to know is by obtaining a survey. A survey is a graphical representation of a legal description of a particular piece of property.  There are a variety of surveys available when buying real estate.  The most typical in the Metro Detroit area is a mortgage survey.  In outlying areas, a stake type survey is more common.  In order to obtain a title policy without restrictions, title companies will require a survey be ordered.

The type of survey that you request depends on its use. Surveys are conducted by registered land surveyors, a person who by reason of knowledge of law, mathematics, physical sciences, and techniques of measuring land acquired by professional education and practical experience is qualified to engage in the practice of professional surveying. 

Surveying is the science of measuring the physical features of the earth using specialized equipment and procedures to obtain highly accurate results. Surveyors perform boundary and engineering-related surveys to prepare maps, plots, and plans depicting topography. They also verify the location of existing or planned surface or sub-surface features in relation to the existing survey control. Using high-precision optical and electromechanical instruments and global positioning data from satellites, surveyors are responsible for interpreting the information and formulating conclusions.

Similar to real estate agents, surveyors must be licensed. There are currently just over 1038 licensed surveyors in the State of Michigan. Surveyors have been platting in Michigan since the 1700's. See a map of Michigan's original platting. Once upon a time, not so long ago, Michigan and Ohio even had a war over a survey dispute.

  • Flood Zone Determination - To determine the flood zone and base flood elevation of the subject property.

  • Elevation Certificate - A certified certificate stating important flood zone information, used by community officials, insurance agent/company, and building owners.
  • Legal Description - A written metes and bounds description of the subject property.


  • Topographical Survey - To determine the actual contours of the subject property.

  • Construction Package (For General Contractors) - Example: Lot Survey, Proposed Dwelling Location, Piling or Foundation Stakeout, Elevation Certificate, Benchmark on Job Site, Peak of Determination and Final As-Built
