Use this form as the cover sheet when submitting your offer. Attached you will find the as-is addendum, lead paint, mold and seller disclosures, for the above address. Check the availability of a property and current bid status before you submit an offer at http://www.shannonteam.com:

 

 

1.      AGENTS MUST FAX ALL OFFERS TO 313-278-6453 or 313-731-0409 (alternate fax).

2.      All counter offers are made to me by the bank via email, so include your email address above.

3.      It is normal for a bank to counter verbally until a general price and terms agreement is reached. The banks do not negotiate in writing. 

4.      Upon acceptance, the bank will forward any additional addendums to be signed by the buyer. We will email or fax them to you upon our receipt from the bank.

5.      We need to overnight a complete set of original “blue Ink” signature documents to the bank within 48 hours of the banks acceptance of your buyers offer.

6.      Do not alter the bank addendums in any way or the bank will void your offer.  Fill in every blank, initial and sign every page where indicated.  Your final offer must exactly match previously negotiated terms.

7.      The Buyer and Buyer's agent are responsible to ensure that all contract deadlines and timetables must be strictly adhered to regarding inspection periods, loan commitments, and closing dates are met.  Failure to close on time will result in a cash penalty of up to $100 per day.  The bank may extend the close date, if the Buyer gives up the earnest money deposit and pays a non-refundable $100 per diem.  If your Buyer or loan officer cannot close on time and cannot abide by the terms of the Contract and Addendums, please do not submit an offer.

8.      The bank will not accept offers that are contingent upon the sale of another property.

9.      All Buyers must show proof of cash funds or proof of being pre-approved by a direct endorsed lender before an offer will be accepted for signatures. A full mortgage commitment letter known as a “stip” letter is valid, a pre-qual letter not valid.

10.  Occasionally, the bank may require the Listing Agent hold the earnest money deposit. In that case we will inform you to have the Buyer make the check, cashiers check or money order as applicable payable to Real Estate One, Inc. We do not accept cash deposits.

11.  All written offers which are complete will be presented directly to the Seller in a timely manner during bank hours. This will give you time over the weekend to submit your offer by early Monday morning.  Incomplete offers will not be submitted.

12.  The Seller is a corporate entity and may respond very quickly or very slowly depending on their volume and staffing.  Please don't call me, as you will waste your time as well as ours. We have no control over the bank's response time however; you will be alerted forthwith, of any denial, counteroffer or acceptance.

14.   If multiple offers are submitted on the property, the bank will ask for the "highest and best offer" from each buyer.  You will be notified that you have 24 hours for the Buyer to reconsider and amend their offer.  Failure to respond in writing will result in your offer being rejected.  All required docs must be included for the offer to be considered.
